Although the hotel was in a less desirable area, it was very well appointed and the staff was patient and very helpful. They provided lockers to store our luggage while we waited for our rooms and also for using after check-out so we could enjoy the time before we caught our train. Good location for using public transportation. Rooms were comfortable, clean and breakfast great. Would stay again!

Tram nightmares

Positives: quaint rooms that are clean. The family rooms are very spacious. Ample breakfast ‘typical’ hotel style.
Our room was ready when we arrived.
On the third floor is a room with irons set up and extra supplies (toilet paper, towels).
I think I read there were USB ports but we couldn’t find them. We love to walk, so everything Munich City offers was a short 15 minute walk away. Hairdryers supplied and unlike the UK, PowerPoints in the bathroom.
Complimentary water in the bar fridge.
Negatives: as mentioned by others the bath/shower that could be a hazard as it’s hard to get in and out of without taking great care.
We had room 114, on the street side. THE NOISE. More people should have made a big deal about this.
This two week mother daughter trip included The Royal Bath Hotel, next to the railway. No issues. The Clermont at Charing Cross, a part of the railway and again no problems. So my love of quaint and quirky hotels backfired.
I booked this hotel because my now 25 year old daughter and I stayed here 16 years ago.
I have been to Munich frequently, my last visit in 2019. I also speak and read a little German. I am a well travelled Australian and visit the UK and Europe annually.
To the hotel’s credit they offered us a courtyard room, across the hall from 114, a lovely letter with the offer was on the coffee table. We happily moved our belongings to room 115. Guess what? Still too noisy. It’s 5:30am and I’ve been up for hours.
I would love it if others mentioned which rooms were quiet.
I would also urge people to request a higher floor as I can hear the footsteps of the room above.
800euro for three nights (including breakfast) is way too much when a good sleep is not a given.
Being picky the towels are tiny if you’re used to ‘better’ hotels. But they were fine for us.
The hotel is near the main station which is presently being rebuilt (like most of Munich) so not the easiest place to drive too. We decided to meet relatives rather than take up their offer to pick us up.
We are here to see elderly relatives and enjoy the sights, the hotel has not impacted our trip. But our future trips will not include any hotel on a Munich tram line.

Dear Ms Teacher,
Thank you very much for your feedback regarding your stay at our hotel. We are delighted to hear that you appreciated the cleanliness and spaciousness of our family rooms. We would also like to thank you for your praise of the breakfast and the facilities available.
However, we regret that you were dissatisfied with the noise in your room. Our location near the tram lines can indeed lead to increased background noise, and we understand that this affected your stay. We recommend that our guests ask for quieter rooms when booking, and we will take your feedback into account for the future.
We also take note of your comment regarding the towels. We are always striving to improve our guests’ comfort and appreciate your feedback.
We hope that, despite these challenges, you were able to take home fond memories of your stay in Munich.
Kind regards,
KING's HOTEL First

Large family rooms and comfortable 4 poster bed.
Centrally located with parking.
The sofa beds were only ok and for kids really.
Staff were helpful and lovely. Got a voucher as we didnt need our room cleaned one night.
Perfect for a family on a road trip!
Downside was noise from trams passing by overnight

We loved our stay at this hotel. The location was fantastic, within walking distance of many amazing sites. While we had a couple difficulties with our room, the staff was very accommodating and they worked with us to find it appropriate fix. Breakfast was fabulous!

It was very close to the city center, with excellent transportation options. The main train and bus stations are within walking distance. The staff were very friendly, welcoming, and always happy to help.
