Nice owner-run city hotel

The hotel is very nicely located near the English garden in the middle of Schwabing. The room was very nice and the breakfast too. I have nothing to complain about. The staff and the boss were incredibly friendly. I'll definitely come back when I'm back in the area.

In summer, it is unbearably hot - no air conditioning.

We had two rooms in the attic (4th floor) and it was a terrible night. The rooms were unbearably hot and stuffy, sleep was out of the question. It was really borderline, and I don't even know if the rooms can be rented out like that. There is no air conditioning, not even a ceiling fan, it was hardly bearable. The rooms themselves are somewhat dated and very small - with our son's extra bed, the room door could only be opened halfway, and there was hardly any space; the shower only has a very light water flow, and the beds and pillows need to be replaced as well. The photos on the website promise more, the price was not appropriate for that. The breakfast was good and the staff friendly.
There are no parking spaces nearby (only resident parking), unless you are lucky enough to get one of the few parking permits from the hotel - we were not that lucky.
If one does not travel in summer and has no too high expectations, the hotel is okay.
If you do not travel in summer and do not have too high expectations, the hotel is acceptable.

Great location

Small Hotel, clean with classic/historical decor.
Structure not very recent but clean and welcoming.
Breakfast not exciting but still satisfactory.
Excellent location a stone's throw from the park and a few minutes from the center.

Too bad

The staff at the hotel were all exceptionally friendly, devoted and helpful. The location and breakfast fantastic, on top of the parking pass, all great. Unfortunately, our room on the 4th floor Floor next to the elevator destroyed much. Considerable renovation jam, dingy, yellowed walls that have seen many pieces of furniture. The curtains partially released from the rail. Worst of all, the greasy headboard of the bed, on which the prints of previous guests were drawn. On a positive note, at least the fittings in the bathroom were as good as new. But you could not feel comfortable in this room. We were confirmed that we were not the only or first guests to have this sad impression. It's too bad.

Very friendly little hotel in the middle of Schwabing

We stayed 3 nights. Very centrally located yet quiet. The English garden around the corner invites you for morning sports. Breakfast is varied in a pleasant atmosphere. Late check out was no problem and free. We have also been helped to hide the car, as obtaining the mandatory environmental badge for tourists is complicated and opaque.
