Wonderful visit

Lovely boutique hotel in a great location. Rooms are a good size with excellent facilities. Massive towels, GHD Hairdryer and straighteners, iron and board, espresso machine. Lovely decor throughout.
Great evening meal, lovely cocktails and delicious breakfast. Stayed here for an event at the playhouse and location was great for a straight walk to there.

Difficult to move luggage since there is no elevator. Our room was on ground level with window facing a small alley. There were a couple of drunken incidents at late night made our room stay a bit uneasy. Especially the hotel has no manpower between 1am to 7am.

Ideal location and great welcome. Just the room is on the street level... unfortunate.

A very friendly team with a very good check-in and check-out experience.
Excellent restaurant.
Avoid room 1 if possible, which is nice but on the ground floor facing the street, just 5 meters from the entrance of a restaurant. You need to keep the curtains drawn; otherwise, you have people in front of the window.

Lovely Stay

This place is so lovely!
We stayed in room 10 which was on the top floor. The room was gorgeous and had everything you would need. There was a hair drier, hair straighteners, shampoo, conditioner and body wash. Everything was great quality including a small smog fridge in the room. Felt luxurious but cosy. Would recommend and we’d stay here again.

We stayed on a Saturday night. It’s in the heart of Edinburgh so you would expect some noise from outside, however the sound of what seemed to bottles being tipped into glass recycling bins went on until after 1am. People singing and shouting outside went on until after 2am.
The sound between rooms wasn’t great either, we could hear the voices of the couple next door to us.
It is a lovely hotel and a great location and it was fine for one night, but be aware at weekends!
