Beautiful and well-kept structure.
Easily accessible by bus from Edinburgh city centre.

Great stay and top class. Irene is a lovely host with breakfast.

Clean and comfortable environment

B & B clean and attention to detail in perfect Scottish style. Varied breakfast both sweet and savory. Run directly by the friendly and helpful owner who bakes croissants and warm bread to be consumed at the moment. Large and bright rooms. Location near the center easily accessible by several buses (about 10 minutes).

Scottish hospitality

Delightful typically Scottish structure equipped with every comfort, located in a residential area easily accessible by a large number of buses and close to a convenient shopping center. Excellent and varied breakfast of Mrs. Irene.

Excellent B&B in Edinburgh!

What can I say that hasn’t already been said! I love my stay at No. 45! Irene is a GREAT host! No ifs, no buts! It’s a very comfortable and exceptionally adequate B&B. If you want a fancy hotel book that! Irene is so lovely and always makes sure you’re comfortable so much so she moved me into a bigger room once it was available at no additional cost! I walked everywhere but there are quite a few buses that run near the B&B. I would stay here again for sure. Thanks Irene!
