good stay with some downsides

The hotel has a good location - walking distance from sights and restaurants. There is a grocery store just around the corner. The place seems very safe. The rooms are big and comfortable. The staff is nice. Breakfast was also good.
Wifi was not the best - streaming was not an option and even looking up simple pages was problematic (in comparison to other places we stayed at in Dushanbe) but we didn't need to work or go online much so it didn't bother us much. For people who rely on the internet it may be a problem though. The bathtub in the room was not clean which was too bad - it looked like it hasn't been cleaned in a while. We were only leaving the city in the evening so we wanted to store our bags for the day - this service cost $5 US. This was the only time on our whole trip through Central Asia that we had to pay for leaving our bags.

Sarwar=is a nightmare

Guys, it's a horrible inn without an elevator.
What's on:
-killed old plates
-nightmare bathroom with broken plumbing
-mold and dirt everywhere
-an unpleasant and stale breakfast with iced tea
What's not:
-Internet
-TV
-noise insulation
lunchbox if you can't make it to breakfast.
We recommend you take the tenth road around this place!
Although, of course, it's up to you...

Very bad

It is very difficult to find the hotel. Even the taxi driver found it when he called the hotel.
The room was large. The bed was comfortable.
The air conditioner was poorly placed, blowing directly on me and I got a bad cold.
The furniture was quite good.
The shower in the bathroom was decent. Unfortunately, you have to wait a long time for hot water. The towels were hard. The rack to hang the towel was broken.
The sink was clogged and the cleaner had not noticed it.
There were also half-filled bottles of drinks left in the fridge from the previous customer.
The WiFi works quickly. But it disappears in the meantime and then you have to restart the router in the hallway.
The TV did not work and the hotel employee informed that it would last for another month.
The breakfast does not deserve special praise from me. I have come across worse options. But that is a matter of taste.
You can only pay for the night in cash and preferably in USD.

Tourism

New house, clean, quiet place, location in the city center, service friendly, food tasty, very large rooms, located between large dwellings, the first time difficult to find, wifi slow, only cash payment, parking free of charge

Overpriced hotel and unprofessional staff

The central heating wasn’t working and the room was very cold but staff provided portable heaters. Breakfast was basic and wifi slow. I had the restart the router a number of times. The door lock of my room usually got stuck and I had to call the receptionist a few times to fix it so I can lock the door. Location is convenient but it can be challenging to find the building.
This place appears to be run by teenagers who don’t really care. For example, in the evening before my departure I told the receptionist that the following morning I would check out at 07:00. He reassured me that he would be there. On the day of my check out I didn’t find anyone at the reception. I went to the staff room and had to wake him up. He woke up and said he was coming but then fell asleep again! I had to wake him up again so finally he checked me out. He said everything was fine so I left without payment. It then struck me when I was already on the street that I forgot to pay so I went back and woke him up for a third time. It didn’t really matter to him whether I paid or not, didn’t even say thank you for being honest and coming back, just took my money,
