Rooms are not designed well. Especially the bathrooms. Shower head is placed at the door. Tub was under construction. Sink was behind the door. No thinking involved in planning the layout.
Hot drinks at breakfast labeled only in burmese. Breakfast marginal.
Spa adequate but no English spoken so hard to communicate needs.

Disappointing

I booked through Agoda a standard room with twin beds. On arrival I was informed that they could not do 2 beds in a standard so we had to get 2 rooms despite having confirmed twice online and having paid in full.
Anyway. We got 2 rooms.
Both rooms on arrival were dirty. Insect poo and marks on linen and the floor.i asked for housekeeping to come which thankfully they immediately did.
The bathroom is a wet room - not a big issue but if you're expecting a Western bathroom be aware.
The bed is rock hard, but most mattresses in Asia are.
I'd go early for breakfast. It's cooked at 6am and left uncovered and unheated from then. It's a good variety of food but they need to keep it heated and covered for hygiene purposes.
Staff spoke minimal English but were happy to help even if communication took a few days and lots of pictures! Unfortunately cleanliness was the biggest problem throughout the hotel, the lobby, restaurant and rooms always consistently dirty floors and stained curtains etc. Housekeeping was OK.
It's a decent comfortable hotel but could definetly improve for the price.

Very Nice Place

Hotel Ks is a beautiful hotel and the staff are very friendly and helpful .We stayed two nights.hotel room is very clean and decoration is amazing. The bed and pillows are so comfortable.We are waiting to breakfast Little delay .We will come back again.

Excellent service

We stayed here for 2 nights in 8th & 9th June as on our staff party, the hotel is very beautiful & big building. All of the room are very cleaning & good facilities. But the Breakfast is a little delay. We are a little wait for our breakfast.The staff were so helpful and accommodating and the service was very warm.
