We arrived in the early morning and the staff welcomed us and showed us to our room. Everyone was very kind and helpful. I understand they’re trying to. Improve the place. It does need a little remodel, but other than that it’s in a great place and I would recommend it.

Disappointing and inconsistent

My stay at Springs Hotel was disappointing because the service was not consistent.
We were charged for breakfast even though it was not needed, although that was later refunded. The hot water was also unreliable, and we had cold water for about two hours. Calling reception for a pick-up did not result in any response, which was frustrating. Housekeeping also did not clean the room because we had not returned the keys, but no one had told us that this was required.
Overall, the hotel may be acceptable in some areas, but the service was inconsistent and poorly communicated.

Springs Hotel

Price is reasonable. However;
1. Breakfast is quite weak
2. Hotel is located on a quite busy street, generally noisy
3. Very close to the hotel, there is a live music performance area. If there is concert, then extremely busy.

TOURlST TRAP

Tourist Trap!!!!
Our experience at Springs Hotel was extremely concerning. After reading other reviews across different platforms, this seems less like an isolated incident and more like a hotel that is very aggressive about charging guests when problems arise.
Before checkout, the manager came to our Room 705 specifically to inspect the bathroom. He checked it and told us “all good.”
Minutes later at reception, we were suddenly asked to pay MNT 200,000 because they claimed our bathroom floor was “soaked” and water had leaked into Room 605 below.
Our bathroom was NOT flooded or soaked. There were normal wet areas from stepping out of the bathtub to dry ourselves, and our shower curtain was always kept inside the bathtub.
What bothered us most was that the hotel already has a specific clause, signage and fixed fine for this exact leakage problem. When we questioned whether this could instead be a waterproofing, plumbing, drainage or bathtub issue, the manager repeatedly told us:
“Read what you sign. Always read what you sign.”
Of course guests should pay when they genuinely damage something or lose hotel property. But if normal bathroom use causes water to leak through to another floor, surely the hotel should investigate and fix the problem instead of automatically making the guest pay.
The manager even acknowledged that other tourists had disputed this bathroom issue before. We also found older reviews from other guests describing disputes involving hotel problems and additional charges.
This makes us question why an ongoing problem has its own clause, signage and fine, instead of being properly repaired.
The hotel also told us that a guest in Room 605 complained about water leaking from our room. Yet within approximately 10 minutes, we personally saw Room 605 completely empty — no guest, no luggage or belongings, clean and with the beds already made. This left us very confused about who had supposedly complained.
Our supposedly “soaked” bathroom floor had also already been wiped dry by staff before they showed it to us, leaving us no way to verify what they were claiming.
Then the fine went from:
MNT 200,000 → MNT 100,000 → ZERO.
We had recorded our dispute with the manager. Eventually, management told us that if we deleted the recordings, we could leave without paying. We deleted them and were allowed to leave.
So we paid nothing, and this review is not about getting money back.
Our concern is whether guests are being made to pay for existing problems, normal wear and tear or recurring maintenance issues instead of the hotel properly fixing them.
We spent five days travelling around Mongolia and absolutely loved the country and its people. Unfortunately, this happened on our final day and left a very unpleasant ending to an otherwise beautiful trip.
Guests should pay for genuine damage. But existing wear and tear and recurring hotel maintenance problems should not simply be passed on to tourists because “you signed it.”
Please be very careful during checkout and read everything this hotel asks you to sign.

TOURISTS BEWARE — MNT 200,000 BATHROOM FINE

Our experience at Springs Hotel felt like a tourist trap, and I hope other tourists will be careful.
Before checkout, the manager came to our Room 705 specifically to inspect the bathroom. He checked it and told us “all good.” Minutes later at reception, we were suddenly told to pay a MNT 200,000 fine because our bathroom was supposedly “soaked” and water had leaked into Room 605 below.
Our bathroom was NOT flooded or soaked. There were simply normal wet spots from stepping out of the bathtub to dry ourselves with a towel. Our shower curtain was also always inside the bathtub.
What concerns us most is that the hotel already has a specific clause, signage and fixed fine prepared for this exact leakage problem. Whenever we questioned whether this could actually be a waterproofing, bathtub, drainage or plumbing problem, the manager kept saying words to the effect of: “You signed it, so you have to pay.”
The manager even acknowledged that other tourists had disputed this same issue before. We later found a Google review from around 11 months ago where another tourist was also fined over a bathroom/water-related issue.
So my question is simple: if tourists were already being fined for this problem 11 months ago, why hasn’t the underlying leakage been properly fixed? If these fines are supposedly for maintenance, what maintenance has actually been done?
The strangest part was that they claimed a guest in Room 605 complained about water leaking from our Room 705. Yet the entire period from the manager checking our bathroom, us going downstairs, and us personally entering Room 605 was only around 10 minutes.
When we entered Room 605, it was completely empty — no guest, no luggage or belongings, clean, with the beds already made and ready. So who exactly complained? It is difficult to understand how a guest could complain, pack everything, leave, and have the entire room cleaned and reset within around 10 minutes.
When we asked to see our supposedly “soaked” bathroom floor, staff had also already wiped it dry, so there was no evidence left for us to verify their claim.
The fine then changed from:
MNT 200,000 → MNT 100,000 → ZERO.
We had recorded our dispute with the manager. Eventually, management told us that if we deleted the recordings, we could leave without paying. We deleted them and paid nothing.
So this review is NOT about getting our money back. We didn’t lose any money. We are writing this because we are concerned about the tourists before and after us who may simply pay because they are overseas and believe they have no choice.
Hotels have every right to charge guests for genuine damage. But if normal wet spots from using a bathroom can cause water to leak downstairs, fix the waterproofing, plumbing, drainage or bathtub instead of repeatedly putting the responsibility on tourists.
A manager with basic empathy and common sense should understand how unreasonable it is to make a tourist pay for what may be an existing maintenance problem. It is simply not right to treat people this way or pressure travellers into paying for something they may not have caused.
Treat people fairly and with empathy. Karma is real, and how you treat others eventually matters.
With the existing clause, prepared signage, previous tourist disputes, an older review involving another fine, the questionable Room 605 complaint, the wiped-away evidence, and the fine changing from MNT 200,000 to zero after we deleted our recordings, the entire experience was extremely suspicious and felt like a tourist trap to us.
Please be very careful if you stay here, especially during checkout.
