Very negative experience

We stayed at this property for a week and, unfortunately, our experience was negative.
Even before our arrival, we had an initial communication problem. We had written to her because we needed to rent a scooter and wanted to know if it was safe to leave it on the street or if it was advisable to use a private parking lot. The owner replied telling us that a private parking lot was better. At that point, we asked her for advice, asking her which parking lot she would recommend or where it would be better to leave the scooter, but we never received any response. In this case as well, therefore, we tried to ask for useful information before our stay without receiving any help.
We arrived on a Sunday, with check-in scheduled for 3:00 PM. We rang the doorbell and called repeatedly, about ten times, without receiving any response. After several attempts, we were forced to contact Booking support, who explained that they would try to contact the property and that, in the absence of a response within 45 minutes, they would be forced to find us alternative accommodation.
After a while, the owner replied saying that she did not have her phone with her and had not noticed the calls. At that point, we were finally able to enter the property. The owner also told us that she had already sent us all the check-in instructions, but this does not appear in the communication history: both on Booking and on WhatsApp, the messages containing the check-in instructions appear to have been sent only after our phone call that Sunday, therefore after we had already arrived, had rung the doorbell, and had called her repeatedly without receiving an answer. Consequently, at the time of our arrival, we had not received in advance the instructions that she claims to have sent us.
Later we discovered from the staff that the doorbell does not ring inside the B&B, but goes directly to the owner's phone. So, in fact, the initial unreachability depended exclusively on her lack of availability.
After two quiet days, on the third day we received a message from the owner stating that we had canceled the reservation and were staying illegally at the property. An absurd situation, considering that we were regularly present and that the cancellation had been generated automatically by the Booking system precisely following the property's failure to respond when we arrived.
We contacted Booking and it was clearly explained to us that we had no responsibility: the system had interpreted the property's failure to respond within the expected time as a failure to accept the stay and had therefore proceeded automatically with the cancellation. Booking also confirmed to us that the refund for the €448 actually paid was being processed.
The owner had initially agreed with us to return what was owed and then have us make the payment again directly to her. However, the situation became even more unpleasant when, one evening, the property's staff came to knock on our door asking us to come down to pay €483, even though we had paid €448 through Booking. The staff simply showed us the message received from the owner and, understandably, limited themselves to following her instructions.
On the phone, the owner was very agitated and insisted that we had to pay €483, saying that she would not "give away €40" and that she knew how much her rooms cost. We kept explaining that we had paid €448 and that Booking had also confirmed to us that we did not have to pay any additional amount.
Only later, with a much calmer phone call, was it explained to us that the room was listed at €483, but that Booking applied discounts to guests and that the difference would eventually be covered by Booking to the property. Therefore, the initial request for €483 directed at us was simply incorrect.
There were also problems with the city tax: on Booking it was €16, while initially we were asked for €24. After contacting Booking, it was confirmed to us that we only had to pay what was indicated on the platform. In the end, we were refunded €8.
The thing I find most serious, however, is the general management of the situation. In all of this, the owner never showed up in person, even though it was a problem created by the booking management and even though we were her guests. Everything was handled over the phone, while we found ourselves having to explain the situation multiple times, contact Booking, interrupt our evening, and even go down from the room to discuss a payment that was not owed by us.
A B&B can have an unforeseen event, but what makes the difference is the way it is handled. In this case, we encountered a lack of availability, confusion in the booking management, check-in information that does not appear to have been sent before our arrival, incorrect financial requests, and unprofessional communication, without the owner ever showing up personally to resolve the problem.
I would not return and I do not feel like recommending this property. The thing I find even more unpleasant is that, despite all the problems that occurred and the difficulties we had to face due to the management of the situation, the owner never apologized to us for what happened.

Couldn't Provide the Service Advertised but still kept the money

Took my money but didn't provide a service, I was catching an early train from Bari to Naples, I chose this place because it was close to the Station and I could have breakfast at 7am (according to their page). On the day I was travelling there they emailed to say that I would need to buzz a different flat to get in and breakfast would be from 8.30 and the housekeeper would need to check my passport. My train was at 0845 so this arrangement was not suitable so I cancelled and booked a hotel. They have refused to give me my money back, even though they could not accommodate me as per their website. Even Bookings.com tried on my behalf, so essentially they have taken my money without providing an y service. SO TRAVELLERS BEWARE!
