A welcoming and friendly hotel. The manager Karunakara Rai needs a special mention helping us with our food order. The food here was delicious in the rooftop bar. We are visiting from Australia and cycling the world so it’s refreshing to receive great service and feel welcomed when we arrive at a hotel.

Pleasant, with some drawbacks.

The UVA Manish is a decent, clean, modern hotel with large, comfortable, well furnished rooms. The immediate surroundings are unfortunately fairly squalid, and it backs on to a major highway. You wouldn't want to go out for a walk.
Inside it is peaceful, but there are some peculiarities. It is best not to pay attention to the extensive 'conditions' on their internet site, as they do not always correspond to reality. For instance, the internet site says there are smoking areas. There aren't.
Customers during our stay seemed to be mostly families with children. Cheerful, but the service in the non-veg restaurant (apparently under separate management) can be slow.
I would like mostly to extend my thanks to the General Manager, Mr Balakrishna Shetty, for the generous and friendly way he handled our request to leave after only one night, due to unforeseen circumstances. He readily agreed to refund the remainder of our deposit, and it was duly deposited in our bank in a couple of days.
He is the 'crown jewel' of the hotel !

Worst service with good rooms

Hotel is ok but service is worst.we stayed for 1 day.felt service person should be trained about behaviour with guests.

Positive: Room was big and spacious, bathroom was modern and clean. Breakfast was excellent.
Negative: Bedsheets were not crisp/clean, need a clean bedsheet under the comforter/blanket.

Decent new property.

A newly opened hotel,bang on Kundapur main road under the flyover.Since it is a new property,the hotel is well maintained,clean and neat with fresh linen, good fittings and fixtures.Rooms are quite spacious and neatly done.Ample parking space.Courteous and helpful staff, especially Mr Ganesh in the restaurant who was extremely warm and caringly offering guests to taste local speciality cuisines for breakfast.
Unfortunately the locality outside the hotel doesn't seem good and feels unsafe for a stroll.
