Great short stay
I had to go to Perth from the southwest and spend a night in Perth. While I usually stay in hotels I decided to try this B&B, and so glad I did. I had even mucked up my booking but Jeffrey was very welcoming, even though I wasn’t expected for another week! Made to feel at home instantly. The room was great had everything you need and nice and roomy and light. Had a very peaceful nights sleep. In the morning breakfast was lovely and had egg and raisin toast prepared for me. Got some great advice on where to park in Perth but also had the option of catching the train, which was 50 metres away. They would have been happy for me to leave my car there for the day and catch the train and would have if I had more time. Would highly recommend staying here and would definitely go back myself.

DISHOUNORABLE, DISHONEST & DECEITFUL - TOTALLY UNTRUSTWORTHY
I am so so disappointed with Aracadian Boastful and Bad approach with my advanced request for cancellation due to the border closures between WA and Victoria due to COVID-19.
Jeffrey Cha literally told me to wait it out even though I sent him communiques telling him that I cannot make the trip from Melbourne to Perth. He waited till my arrival date and claimed a NO-SHOW and took my hard-earned cash into his coffers. So DISHONOURABLE, DISHONEST AND DECEITFUL.
Jeffrey's offer of credit of about $500 can only be used via Agoda and only for his hotel and only for 6 months, with NO guarantees.
This place and its owner-proprietor are pretty messed up in their operations.

Unfortunately, the terms and conditions on Agoda are explicitly clear and you made a non-refundable booking and tried to claim a full refund after cancellation. We fully understand the circumstances with regards to border closures and interstate travel however in future please consider refundable bookings during these onerous times. We are not in a position to provide refunds as these bookings are made through Agoda, and we are merely a service provider for them. Despite this, we offered (in goodwill) accommodation credit worth up to $550 for a future booking within the next six months with us subject to availability.

Fabulous B&B
This is the best B&B I have stayed at and I have stayed at many. My room is large, clean and very comfortable. The bathroom is excellent and the shower is big, yeah. Breakfast is different every day and always delicious. Your hosts, Jeffrey and Jenny are the loveliest people. So friendly and helpful with everything. Nothing is too difficult for them. I will not stay anywhere else in Perth.

Lack Of Communication Poor Show
I had to cancel my stay here due to the COVID-19 situation and emailed the property direct to let them know this. In the email I acknowledged I was not entitled to a refund (of the full payment not a deposit) and in fact did not expect one. I also informed them that as the stay was due to a family illness I would be intending to re book as soon as possible.
Unfortunately it was deemed my email did not even deserve the courtesy of a reply. It is unbelievable in a business reliant on customer service this was deemed acceptable.

Super friendly host
Jeffrey was extremely welcoming and helpful. SO accommodating! The property is a great location with plenty of food, shops and transport, but tucked away in a quiet cul de sac. However the thin walls meant that other guests quite literally kept me awake talking (and not even talking loudly) until after midnight every night. Room and bathroom was clean and spacious, but I would say the bathroom linen needs replacing - worn and thin. Most importantly, the owners need to install a light above the front door - it was in complete darkness & I had to use the torch on my phone to see the entry keypad and type in my PIN each time I came home after dark.
