Laughable
When i arrived i was given a room without a balcony and i complained
The management said i should have requested a balcony whilst booking, which is a blatant lie, nothing was done to cater my request.
The fitness centre is quite good but not many machines to train legs and they need more free weights for heavy bench press,
I went to use swimming pool but i was told there was a problem with the pool but i could see people swimmimg, the following day after the staff on reception spoke with superiors i was allowed into the pool, It was full of children and i was only allowed in one lane, as other three were busy. I asked about this and was told it is better to use pool between 7 and 8pm
I read a review on another site that breakfast was great, i had high expectations, however i arrived for breakfast and thought i was in the wrong room, nothing was on display, the room was empty and no wonder, the waiter went to fridge and pulled out a tupperware dish and said he had ham, what a joke, i left and did not return for my week stay.
I was promised a double bed but had two singles pulled together, but was very uncomfortable as during night they kept seperating and coming apart.
Air conditioner was ok but not brilliant
Television was good and had no problems, no kettle in room
The shower was strong but in evening water was only warm
The second day in the toilet broke and there was no water to flush, i complained at 7:30 in evening and it was eventually fixed at 13:00 next day
I had to ask for toilet paper on 3 occasions
The reception called room one day and asked if i needed room cleaned
I said just toilet paper please, it never arrived
Internet came in bursts and was not constant
The location was good and nearest shop was 500m away for groceries. There is a nice cafe on the corner, not the hotel cafe,
I cut short my stay here and was fined 16000 armenian dram
BEWARE. This hotel is deceiving and is not made out what it says on internet

Reasonable hotel
Breakfast is the same everyday, pool isn't free and you must pay 3500 drama for 2 hours. Fitness center is free.
Receptionists and staff are cool and kind and helpful especially ( arsen ).
Rooms and atmosphere is good.
Ultimately it's a hostel ( not hotel ).

Terrible service
* First of all, we wanted to get 2 separate rooms for four of us but the reception manager convinced us that they only have one free room and that we had to get that one room(which has 3 beds) and add an extra bed. We did so. Later on we found out that there were many free rooms. The reason why they lied was that the 3 person room+one extra bed is more expensive vs. 2 double rooms.
* The extra bed added was EXTREMELY uncomfortable and when we asked for an extra mattress, they said it is not available.
* Breakfast is as bad as it can get. A plate of low quality ham, pre-made and already rubbery sunny-side up eggs which, low quality hot dogs, juice and tea.
* We asked for wine-bottle-opener and they said that they are not ALLOWED to take it to the rooms. Instead they asked us to bring the wine bottle to the reception OURSELVES so that they can open it for us.
* Pillows were as thin and uncomfortable as they can get.
* They charged us for items in the minibar that did not exist when we entered the room.
I have been to many hotels in Armenia and I would suggest to not reserve a room here unless you absolutely have to.
Very good location
