We stayed at Hotel Rosalba for two nights, at the beginning of August, with the whole family, and we had a really great time.
The environment is pleasant, welcoming, and familiar. The location is convenient and strategic: the hotel is located near the Rocca Paolina escalators and, in about 5 minutes on foot, you can pleasantly reach Corso Vannucci.
Our room, in a classic style, was clean, tidy, and comfortable. A particularly positive note for the owner, who was always kind, helpful, and attentive to our needs.
It was a pleasant experience and we will definitely return. We recommend it without a doubt to anyone looking for a comfortable and welcoming stay in Perugia!

Good location with an easy walk to the old town. There is an entrance to the underground fortress of Perugia directly opposite the hotel with escalators to the tunnels.
Communicating was difficult as English was not spoken by the staff.
Public parking is only available after a short walk and is expensive. No on site parking available.
You only get good views and a balcony in the more expensive rooms.
The room was clean and the aircon was a godsend.

Small hotel close to bus station and walkway to Perugia city centre. Large room with good windows. Kettle and coffee maker. Breakfast brought to room - coffee. croissant, orange juice.

Like at home

I stayed at the hotel for 5 nights and from the first evening they showed incredible availability in receiving me after check in time. Very kind and friendly staff, always ready to meet needs and requests. Room clean and tidy daily, comfortable and warm.
I highly recommend staying at this hotel because you will be treated warmly.

This property is more of a basic guesthouse than a full hotel. The room was clean, which I appreciated, but the “breakfast included” was very limited. You’re asked to pre‑order the night before, and the offering is just one coffee, one drink, and one filled croissant — fresh and tasty, but quite minimal. For the price we paid (around 120 CAD), I don’t feel the value was there, and you can find better options at this price point.
