SPECTACULAR LOCATION
I spent an extensive three-day weekend at this property. Comfortable and clean rooms. More than enough breakfast. Friendly and helpful the owner. The B&B is located on a hill outside Perugia with a beautiful view of the city. Also appreciated the private parking.

It lacks the real welcome ..
Undoubtedly the location is one of the strengths with excellent views of Perugia... however I think that the breakfast offered is absolutely insufficient as it consists of industrial products and packaged without any handmade product.
Given the fare paid, certainly not cheap, I would have expected much more.

la ringraziamo per aver condiviso la sua opinione e per aver apprezzato la posizione panoramica del nostro B&B, uno degli elementi che più caratterizzano il soggiorno da noi.
Ci dispiace apprendere che la colazione non abbia soddisfatto le sue aspettative. Vorremmo però precisare che la tradizione gastronomica umbra, e in particolare quella perugina, è fortemente orientata verso i sapori salati, spesso poco adatti a una colazione. I dolci tipici locali, come il torcolo o la ciaramicola, vengono solitamente preparati solo in determinati periodi dell’anno, legati alle festività natalizie o pasquali.
Essendo un B&B e non una struttura con cucina professionale, non ci è possibile produrre direttamente i prodotti per la colazione, ma ci impegniamo a selezionare quanto più possibile prodotti di qualità che rispettino le normative vigenti in materia di sicurezza alimentare.Riguardo al suo riferimento all'accoglienza, ci dispiace non comprendere appieno il nesso tra questo concetto e la composizione della colazione. L’accoglienza per noi si esprime nella disponibilità, nella tranquillità del luogo ,nella cura degli spazi, e nella volontà di rendere il soggiorno sereno e piacevole per ogni ospite.
Accogliamo comunque con attenzione le sue osservazioni, nella convinzione che ogni suggerimento possa contribuire a migliorare ulteriormente la qualità del servizio offerto.

APPEARANCE “DOES NOT” DECEIVE
After quite some time that we did not give ourselves a holiday, I had chosen on-Line this structure that already promised good from the photos. Already after the first telephone contacts for Reservation, the kindness and professionalism of Mrs. Francesca made me anticipate the future stay.
On the day of check-in everything represented in the photos materialized in front of my eyes : a wonderful Nature with adjacent dense forest, lawn and several flowering plants that surround the structure.
The additional surprise was the terrace in front of the lobby from which you have a spectacular view of Perugia and on which every morning we had breakfast.
Every day we visited a locality we returned to the structure to rest before dinner; it had become our oasis of peace..... in fact, more than one morning we risked being late for breakfast because of the excellent night rest.
Cleanliness friendliness but above all experience and professionalism are guaranteed!
As I specified in the title, unlike many misleading photos of locations here we had an experience of real satisfaction and will definitely return if we were to come again to Umbria

Fantastic!!
Truly superlative! I stayed overnight on June 8, 2024 with my wife, my 3 year old daughter and a couple of friends. Family-run B&B kept and managed very well. Beautiful room, enchanting garden, immersed in a bucolic and relaxing reality.
Excellent and rich breakfast, with gluten-free dishes for those who are intolerant. Reservation made conveniently by telephone and without having to leave a deposit, which is very convenient having a little girl who, as we know, can get ill at any moment and cancel the holiday at the last second.
We had a great time and if we were to return to these parts we will definitely return. Compliments!

The best you can think of!
A few kilometers out of Perugia , a beautiful building surrounded by grass and trees . Overlooking Perugia and the mountains , breathtaking view . Great breakfast on the veranda . Rooms beautiful . Owners friendly . Just perfect !very recommended.
