Superb location, good value
I stayed on night at the Urban Oasis, in readiness for an early departure to the airport.
It turned out that there was an issue with my (perhaps a double) reservation - but the two young guys behind the guest told me that they would put me in a better room. The room was good - some sort of family room, quiet, with the terrace of a neighbouring property outside. So, my room was clean and quiet and functioning, in contrast with several reviews here - but there again, I got an unexpected change/upgrade.
No knowledge of breakfast, I left before it started.
Location is brilliant, bars and restaurants within a few seconds walk. Reasonably quiet at night, given it's location - still, bring earplugs. Good English spoken.
I took up their transportation service to the airport.

Severely disappointed
My boyfriend and I stayed one night at the Urban Oasis Hotel in August 2018, and were very disappointed to say the least.
The pros were that the hotel had WiFi, our room had air conditioning, and the hotel was in a central location.
The cons were:
-We got the room right in front of the main desk, which felt a bit awkward.
-The bathroom was very dirty, had no towels and barely any toilet paper.
-The shower was in bad condition and was dirty.
-The bed sheets were stained and old.
-The bed was old as well, and uncomfortable.
-Breakfast was bland and had no options: no fruit, no spreads, no refills on the hard boiled eggs (or at all), and even no milk!
Although the hotel is conveniently located, it's definitely not worth the price.

Overpriced and disppointing
The rooms were run down with old pieces of furniture that were assembled randomly. The curtains were halfway down; everything was worn out or battered. In the first room I was given there were the remains of the hotel’s old bar with dishes/glasses and a non-working coca cola fridge on the wall in apparent attempt to create an extra guestroom.
The while inside of the building had paint peeling of the walls.
The reception staffwas hardly ever seen and I caught a lady from the staff or a neighbour using the toilets in the (empty) ground floor guestrooms.
Breakfast was basic.
I had stayed in other guesthouses in the old city before which offered more facilities, a better interior, friendly staff and a richer breakfast for less than half the price of this place.
I am very disappointed and wonder on which grounds the good reviews were based.

Quite convenient for sight-seeing
I need to start this by saying that as I arrived in Tblisi at 05.00 and asked them to allow me to check in early. This was done but I do not know if the room I was given was the one I was intended to occupy.
On a positive note, the staff were very friendly and helpful, but the room I had was not brilliant. I was on the third floor (there is no lift) and I think I was in an former attic.
The room was very big with twin beds and an en-suite. There was free wifi, but even though I was able to pick it up, I could not get onto the internet when I arrived on Saturday morning. Oddly, on Monday afternoon, I suddenly got a link and was then able to use the internet. Outside my door, there was a small entrance onto a balcony from which there was a good view of the city.
My TV was old and I couldn't get it to work but the air conditioning was excellent.
I could not get any hot water in either the sink or the shower (to be fair, I did not complain as I could live with it - it was very hot outside.

Very bad hotel
There is nothing good in the hotel except the location, breakfast room shappy and filthy, the room never been cleaned during our stay which was 5 days, receptionist were sleeping all the time in lounge which suppose to be for the guest, with the price you pay for this hotel you can stay in 4 stars hotel very near to the old city, it is not recommended to any body, does not worth the money you pay for, broken furniture and bathroom, paid for our room in Holland with credit card and we were asked by the receptionist to pay again
