베네치아(베네치아 시티 센터)에 위치한 이 아파트에 머무실 경우 5분 정도 걸으면 대운하 및 산 마르코 광장에 가실 수 있습니다. 이 아파트에서 리알토 다리까지는 0.4km 떨어져 있으며, 0.5km 거리에는 산마르코 대성당도 있습니다. 테라스 전망을 감상하실 수 있습니다. 이 아파트에는 에어컨과 함께 주방의 대용량 냉장고/냉동고 및 오븐 등 고객의 편의를 위한 시설이 잘 마련되어 있어요. 발코니처럼 프라이빗 공간이 있어 누구의 방해도 받지 않고 제대로 휴식을 취하실 수 있어요. 무료 무선 인터넷을 이용하실 수 있으며 디지털 채널 프로그램 시청이 가능한 평면 TV가 구비되어 있어 지루하지 않게 시간을 보내실 수 있습니다. 전자레인지, 전기 주전자뿐만 아니라 요청에 따라 유아용 침대(요금 별도) 등의 편의 시설 및 서비스를 활용할 수 있다는 것도 큰 장점이죠.

Location is great as it’s right near the square however there is only one air condition unit that does not cool the space well. Something to consider adding more of as summers temps are very high.

Nice location but not flexible check in policy
Spadaria guest house is perfectly located if you want to stay near saint Marcos square. The room was recently renovated and nicely decorated.
On the other side I have to mention the following:
- Spadaria’s guest house check in policy is very strict and if you do not pay attention on their terms you may have unpleasant experience in case you arrive late:
After reading great reviews on booking (9.2/10) we booked for the dates 14-17 April 2023 from 9 March. We accidentally read a Google review of a couple that because they arrived after 19:00 spadaria cancelled their reservation so that they could not make a negative review on booking and they did not refund them. We immediately emailed Spadaria and explained that our flight was landing to Venice at 18:20 and that we probably would not make it there on time. Their answer was very strict and because they are a small family business it is not possible to wait us. We tried to explain them that me and my husband have been planning the trip for a long time and that we had never dealt again with a similar poor policy and that they should try and find a solution and please their customers. Instead they emphasised that we should have read their policy before booking and that the fact that we don't understand and don't accept, is only our problem (although we informed them more than one month earlier). Also they mentioned that they are absolutely free to implement the company policies that they consider most appropriate and that they don't accept the tone with which I address them.
Instead of suggesting us a more moderate solution to stay the first night somewhere else, because they don’t accept check in after 19:00, and stay the rest of the days there, which were prepaid, they sent us the next day the message : if we cancel within 24hours they would not charge us any penalty. Without refund off course.
So in order not to loose 576€ of the prepaid non refundable room reservation, we changed our flight so that we arrive at 13 April and stay to another hotel which cost us around 400€ .
I would also like to note that airport companies can have flight delays or rescheduled connection flights without previous warning.
- They insist on a very strict check in policy between 12:00-19:00 but our room was ready after 14:00 although we had arrived from 11:50.
- The room they gave us had very narrow passage to the bed.
- The bathroom was exactly next to the bed giving no privacy.
- The first day we arrived we found hair on the bathroom floor .
- For our 3 day stay they only gave us one set of bath towels.
- Impossible to find the exact location using Google maps .

Walk away!!
We booked a room for 2 nights. We came too late (1 hour late) for the first night. Indeed the owners are not so flexible about the check-in hours. We had to find another hotel for the first night. Ok our bad. We agree. Rules are the rules.
The owners refused to check-in us the day after because they were afraid to have a bad comment from us on booking so they choose to cancel our reservation with no refunds!! This just to keep their 9.2 score on booking. I couldn’t believe when I got the text from the owner!! This kind of people really exists? What if we were teenagers with limited budget or if we traveled with a child or baby? They would probably left us slipping outside because a good score is more important than helping others. Anyway the hotel is probably well located and the room is certainly very clean but the owners are…well… I let you judge by yourself.

Fantastic stay
I have three main requirements when booking accommodation - that they are clean, safe and in a good location. Tick! Tick!! Tick!!! The added bonus with this guest house is the incredibly friendly staff. Soon after arrival, the owner airdropped us a list of personally recommended things and places to do/see/try. Incredible service.
The 3am wake-up call by a Frenchman in the street below did not even dampen my experience, as he too seemed pretty happy with life right now.
I love Venice. I love this guest house. Cannot recommend either highly enough. A*****

Esperienza fantastica. Posizione strepitosa, a due passi da Piazza San Marco. Struttura pulitissima
Host molto reattivo, ci ha dato un sacco di consigli sui ristoranti, ci ha prenotato il taxi acqueo…. Struttura pulitissima a due passi dalla Piazza San Marco. Staff gentilissimo , un grazie particolare a Nicole. Mi sono sentita a casa. Consiglivtissimo
